I first met Jules 8 years ago when she managed the rental of a large detached house for me. From the moment I met her, Jules’ approach to ensuring everything was in order and exact gave me the confidence to never visit the property in the 7 years it was on her books and under her management.

So, it was logical that I contacted Jules when the time came to get our son on the property ladder. Before we even started looking, Jules recommended the ideal location for a rental property. When we found a suitable house Jules agreed to view it with us and explain what was required for it to be let via the Top Hat Agency. The purchase is going through and Jules is arranging all the contractors required for the refurbishment and is planning the letting of the house. I know I won’t have to get involved in any aspect of this as Jules is the expert.

I cannot recommend Jules and Top Hat highly enough. As a business woman myself, the confidence and expertise Jules brings to every transaction is second to none and I’m delighted to have her on-side!

A question we are often asked at a viewing – “so how long before we can move in ?”

If you fill out all the forms, your Referees are quick to reply, you transfer the monies required and you pass all the checks including Right to Rent then it can be around 6 hours!

We have done it before in that timeframe getting contracts to Potential Tenants and so long as you don’t need a Guarantor (Regulations specify they have to sign a week before Check In) & you Indemnify us for the 3 Day Regulation re having time to get 3rd party advise on the contract we can do it

They normally reply something like “oh that’s great I was looking for end of the month !”
